Chapter 18 - THE LAND BENEATH THE GARAGE

Dad's final document concerned the land beneath the repair shop.
For decades, developers had tried to buy the property because it sat at the entrance to a major commercial corridor.
Ethan assumed selling it was the fastest way to become rich.
Dad knew its value.
He had also discovered that a neighboring parcel, held by Northstar, was subject to unresolved title and financing questions.
Without reliable access rights from Dad's property, Northstar's proposed development could not proceed as advertised.
Ethan had counted on controlling my signature to solve the problem.
The stolen funds were only one side of his scheme.
The other was a speculative project that required the garage land to be conveyed at a price below its independent appraisal.
Pike's ledgers showed projected profits far exceeding Marjorie's house or Daniel's restaurant debts.
My inheritance was not intended merely to rescue Ethan's family.
It was the missing piece of a larger development gamble.
Martin showed me Dad's recorded objections to the transaction.
He had refused to sell under those terms and commissioned an independent valuation.
He had also started discussing a conservation and skills-training arrangement with a local nonprofit so part of the workshop could remain in community use.
"He wanted the business to outlive him," Arthur told me.
"Not as a monument. As a place where somebody could learn a trade."
The realization steadied me.
A person could protect an inheritance without treating it as an idol.
I asked Catherine Vale, the trustee, whether the trust allowed investment in a proper apprenticeship program after the investigation.
She said we could review the terms and lawful options carefully.
That same evening, Ethan's attorney sent a settlement proposal.
He would agree to an uncontested divorce if I withdrew my allegations and supported an immediate land sale.
Priya read the letter and set it aside.
"He is offering to stop fighting over your freedom if you'll fund the deal that started this," she said.
I asked her to refuse.

Then we learned Ethan had attempted to transfer his interest in Northstar to Marjorie for one dollar.
